Sometimes you reach your goals with a niche site (a certain ranking or a certain level of traffic) only to find that your monetization method isn't right. But if you do things the right way - and I like the method you've described here - you can "test the waters" without investing too many resources so that it remains worth your while. Even some of the niches that seem like they would have been ridiculously easy to hit out of the park have been, for me, pretty tough.
